What areas do you manage?
We currently service Flint and all other cities in and around Genesee County, the Saginaw/Bay Region, and all of Metro Detroit.
What type of properties do you manage?
We manage commercial properties, residential properties, including single-family homes, multi-family, and HOAs.

How long will it take to rent my property?
We want to make sure your property hits the market as soon as possible.
When you’re faced with a vacancy, before we craft the listing, we post your property right away as “Coming Soon.” This helps to garner interest and have potential applicants lined up to view the property as soon as it is available.
Then, once our listing is finalized, we list your property online. Our goal is to have your property rented within the 30-45 days – our leasing team works diligently to surpass that goal!
What is the process for finding a qualified tenant for my property?
To find qualified tenants, we conduct a thorough tenant screening process that involves:
- Nationwide credit & background checks
- Income & employment Verification
- Rental and eviction history
Once we receive all the required information, we review the documents and approve the applicant, if they’re qualified.
We then provide the applicant with a list of the requirements to be able to move into the property, such as a security deposit, move-in rental amount and utility confirmations.
Prior to move-in, we complete the lease and provide the tenant with the keys to the property.
Why should I hire a property manager instead of self-managing my properties?
While property ownership has great potential for income, self-management is overwhelming and time-consuming.
When deciding if you need a professional property management company to help you with your properties, there are a few things to take in consideration.

What type of rent should I expect to get for my property?
Since the market is constantly evolving, our team stays up-to-date on market trends in order to help you calculate an optimal rental rate.
Factors involved in setting the best rental price include:

- Current value and condition of the home

What goes into getting my property rented?
Our main focus is to reduce downtime and get your property rented as quickly as possible.
To market your vacancies, we list your property on our company website, as well as on other well-known real estate websites. We also share the listings through our social media sites and leverage our local network to expand our reach both online and in the local community.
We have a reputation for quickly leasing properties – and we strive to keep that reputation alive.
How do you handle lease contracts and do I need to get involved?
Prior to listing your property, we will review lease terms and address any special provisions that you require.
As your property management partner, once we have a prospective tenant, we guide them through the entire move-in process, review the lease with them in detail, and have them sign the lease.
Our communication with you will always be open and transparent, so you will constantly be informed throughout the leasing process.
Please note that our attorney reviews all of our detailed and thorough lease agreements to ensure compliance with Michigan tenant-landlord guidelines.
What happens if my tenant doesn’t pay their rent on time?
If a tenant pays rent late, our staff reaches out to them to get an update on the past due rent. We also mail a State of Michigan DC100a - Demand for Possession for Non Payment of Rent. This form gives the tenant 7 days to either pay and/or reach out to us to communicate their reason for the delay.
We document all communication with the tenant and do our best to work with them. Our goal is always to collect the rent, but we always make efforts to keep them in the property, offering them resources to support them with payment.
If the issue persists and the tenant continuously fails to pay their rent month after month, we file for an eviction. We’re prepared to handle the entire process from beginning to end.
Who pays for the property repairs?
We are dedicated to keeping expenses to a minimum and focus on getting our owners the highest return on their investments as possible.
We have spent several years establishing solid relationships with many contractors and vendors in the community, guaranteeing us lower rates that we pass on directly to you. Through these partnerships, we are able to provide quality work at affordable prices.
That said, while we work tirelessly to keep costs low, expenses for the properties are the responsibility of the property owner. Typically, we cover the cost of expenses and are then reimbursed out of your income account with us.
How do you handle maintenance requests?
If a tenant submits a maintenance request, we quickly follow up with the tenant and schedule a time to inspect the issue. Unlike some other companies, we have an in-house maintenance team that’s able to quickly repair minor issues on the property. If the issue requires specialized support, we reach out to our vendors who provide us with quality services and fair rates.
How do you handle emergency maintenance issues?
We take care of emergency maintenance issues immediately, so they don’t lead to further problems that could potentially increase costs or cause further damages.
Should I consider selling my property if it’s been successful as a rental?
There are many things to consider when it comes to selling your income property. While your property may perform well as a rental asset, that doesn’t always translate into maximizing its potential resale value.
It’s important to look at where your property falls compared with other properties in the area. If your property matches the condition of other properties in the area that are getting high sale prices, then yes – selling could be a profitable option for you.
Overall, it’s important to take into consideration how much you’ve invested in the property and how much income you’ve earned. Then, you can see if the property has a better return over a longer period of time as a rental home or if it’s more financially beneficial to sell it.
