How do I apply for a rental property?
Applying for one of our rental properties is simple and convenient. Browse the available properties on our website and click on the one that interests you. Then, apply directly online by completing the application form.
Once done, our team will carefully review your application to ensure all qualification requirements are met.
What are the qualification requirements?
Generally, applicants must demonstrate stable income, satisfactory credit history and a positive rental background. We also conduct background screenings and contact previous landlords as part of the screening process.
How much is required for the security deposit?
Security deposit amounts vary, but in general, the deposit will be 1.5 months’ rent under.
The security deposit is due prior to move-in and is held in a regulated financial institution account. The deposit is fully refundable at move-out, provided there are no damages beyond normal wear and tear and all rent has been paid.
When is rent due?
Please verify your specific lease agreement for the rent due dates. Typically, rent is due on the first day of each month.
It’s important to make payments on time to avoid late fees and potential lease violations.
How can I pay my rent every month?
We provide you with many payment options, including online methods, in-person at our office and through our drop box after hours. We encourage you to use the secure online payment options as they’re quick and convenient, and allow you to track payment history – however, please feel free to use the option that best suits your needs.
Consistent, on-time payments help maintain a smooth rental experience throughout your tenancy.
Should you have trouble making your rental payments, please don’t wait to reach out to us. Early communication is key to avoid serious consequences.
How do I submit a maintenance request?
You can submit maintenance requests through the online tenant portal at any time. Once submitted, our team reviews the request and coordinates repairs with trusted maintenance professionals as quickly as possible.
When submitting your request, please provide detailed information about the issue, including photos, to help us understand the problem more accurately. This helps us respond more efficiently.
We want you to feel comfortable in the home, so rest assured that we address maintenance issues seriously and professionally.
What should I do if I have an emergency maintenance issue?
Emergency maintenance issues are issues that pose a serious or immediate risk to your safety or property condition. These types of issues should be reported immediately by calling our emergency maintenance line.
We have an on-call team that’s available 24/7 – there for you when you need them most.
In the case of an emergency, please contact us immediately and do not use the online tenant portal.
Are pets allowed in rental properties?
Pet policies vary by property. Some homes allow pets while others may have restrictions regarding breed, size or the number of pets permitted.
If your home is pet-friendly, there may be additional deposits or monthly pet fees applied.
Please contact us or review your lease terms if you’re unsure about your home’s pet policy.
Can I end my lease early?
Lease agreements are legally binding contracts. While early termination is permitted, it may involve specific conditions, such as paying early termination fees or continuing your rent obligations until a replacement resident is found.
If you’re considering breaking your lease, please communicate with our team as soon as possible. We will be happy to discuss your available options.
What happens during the move-in process?
Before move-in, you will need to sign the lease and submit required deposits. You’ll also receive access instructions, important contact information and guidance on property policies to ensure that you begin your tenancy with confidence!
What is expected when moving out?
When preparing to move out, you must provide proper notice and return the property in a good, clean condition. Please remove all your personal belongings, as well as the property’s keys.
We will also complete a move-out inspection. If there are no damages beyond normal wear and tear, we will process and return your security deposit.
